Remarkably Strong Year In the Face of the Pandemic for Miami-Dade County Industrial Market
The Miami-Dade County industrial market ended a remarkably strong year on a high note. After a turbulent year across most sectors, Miami-Dade embraced the acceleration of e-commerce which is reflected by record net absorption at close to 2.2 million square feet in the fourth quarter of 2020. This elevated activity strengthened the industrial market, compressing vacancy rates back down to pre-pandemic levels despite more than 600,000 square feet of new supply delivered to the market this quarter. At the end of the fourth quarter, vacancy rates have reverted back to 4.7 percent, down 70-basis points quarter-over-quarter.
